Many landlords and letting agents prefer a lease agreement in Microsoft Word format because it's editable. A Word document lets you adjust the wording, add custom clauses, format the signature blocks, and make property-specific changes — all before printing or sharing with the tenant for signature.

Once downloaded, the .doc file is fully editable. Common edits landlords make: adjusting the maintenance clause wording, adding property-specific rules (e.g. parking space allocation, bin collection days), formatting signature blocks for joint tenants, and adding the landlord's letterhead or logo at the top.

The document uses standard Word formatting — headings, numbered sections, and signature lines — so it looks professional when printed. You can also use track changes if multiple parties need to review and approve the wording before signing.

Each format serves a different purpose. Word (.doc) is best when you need to edit the wording, add custom clauses, or let multiple parties review changes. HTML is ideal for quick printing — it's styled for print so you can use your browser's Print to PDF function for a clean document. Plain text (.txt) is useful for pasting into other systems or email.

For most landlords, the Word export is the most useful format because tenancy agreements often need minor adjustments. After editing in Word, you can save as PDF directly from Microsoft Word for a final, non-editable version to send to the tenant.

The Word export contains the complete lease agreement with all 15+ standard sections: the property details, term, rent (including late fee and grace period if specified), deposit with statutory protection language, use of property, utilities, maintenance, pets, smoking, statutory rights, access and inspection, termination, additional terms, and the entire agreement clause.

Each section is populated from the form fields you filled in, with jurisdiction-specific statutory references. For example, an England agreement references the Housing Act 1988 and Tenancy Deposit Scheme requirements; a Florida agreement references the Florida Residential Landlord and Tenant Act.
